Land Conversion to Mixed Use Development
Fotenn was retained by Taggart (Gardiners) Corporation to coordinate the planning approvals for the conversion of employment lands to a mixed use neighbourhood. 700 Gardiners is the site of a former telecom manufacturing plant which closed in 2003. The site is located in the midst of residential neighbourhoods and is adjacent to Kingston’s power centre. Fotenn has led the creation of development objectives and initial concepts, preparation of the site layout, production of an urban design study and crafting of associated policy and regulation amendments to guide the development. The project has involved public consultation and ongoing government and agency review. The resulting plan consists of commercial space, a range of low to high density residential uses, community uses and public open spaces. An important guiding principle has been connectivity – connecting existing built up areas to each other through this site and providing enhanced pedestrian, cycling, transit and automobile connections on the site.
