Intensification in the Town of Gananoque
Fotenn was retained by Riviyra Development Inc. to obtain the planning approvals for a new condominium development in the Town of Gananoque, fronting on the St. Lawrence River. The Town utilizes a Development Permit By-law for development approvals. A Development Permit replaces Zoning, Site Plan Control and Minor Variance approvals in designated areas of a municipality. The entirety of the Town of Gananoque is subject to the Development Permit By-law. Fotenn led the development process and worked closely with the proponent and Town staff to obtain the Development Permit.
The proposed condominium consists of two, six-storey buildings with a total of 125 units. Located on the shore of the St. Lawrence River and within the historic downtown of Gananoque, this project required careful consideration and evaluation of environmental, heritage and urban design factors.
