Town of Newmarket Urban Design Guidelines

Town-wide built form and POPS guidelines grounded in the foundational elements of great buildings.

Fotenn was commissioned by the Town of Newmarket to undertake town-wide urban design guidelines for a range of built form typologies. Building on and augmenting existing
policies, the Urban Design Guidelines for the Town of Newmarket identify and ingrain the foundational elements of great buildings into the Town’s development review process. They will ensure that new development promotes and supports high-quality design, and that all new private-realm projects reinforce healthy, vibrant and complete communities. They provide a flexible, intent-based approach that addresses the range of building typologies and scales that exist throughout the Town, including low-rise buildings (up to 4-storeys), mid-rise buildings (5 to 11-storeys) and tall buildings (12-storeys and greater). In addition, high-level Privately-Owned Public Space (POPS) Guidelines provide design standards for parkland within the Yonge Street and Davis Drive Urban Centres.

Following the implementation of the Urban Design Guidelines, Fotenn will provide ongoing peer review services on behalf of the Town of Newmarket for up to three years.

A series of Design Objectives, derived from the elements that define great developments, were used to frame and organize the Urban Design Guidelines.

Demonstration Sites, representing hypothetical development scenarios across the Town, were used to illustrate how the guidelines work together to create great places.
