A transformative transit-oriented community on a former brownfield site in Central Oshawa.

Fotenn has been leading the development of the urban design response to context and the planning approvals process for an Official Plan Amendment, Zoning By-law Amendment and Draft Plan of Subdivision applications for the redevelopment of a 7-hectare former industrial site. The proposal envisions the introduction of over 5,000 new dwelling units within a highly compact, transit-oriented community with pedestrian-focused amenities including a promenade and urban park. The proposed density will be accommodated through the introduction of a new street and block pattern with towers between 14 to 42 storeys tall. With its highly connected location in proximity to the Provincial Highway 401 corridor, future Central Oshawa GO Station, the planned Durham Region bus rapid transit system and existing trails and parks, the site presents a generational opportunity to create an intensified new mixed-use destination within Central Oshawa.

With a focus on design first, the Fotenn’s urban design team was key in the formulation of the site’s open space, mobility and built form response to context. Following the site design, Fotenn prepared a comprehensive urban design analysis describing the proposed design framework and implementing guidelines to ensure future development promotes a high-quality public realm that is in-keeping with the municipality’s vision and objectives. The urban design principles are intended to respond to demand for future growth around the Central Oshawa GO train station, while sensitively integrating new development into the surrounding physical context.
